Kōrero mō te tūranga - About the role

We're looking for a confident and experienced leader to guide our Built Structures team, a close-knit group within the wider Crown Property function at Toitū Te Whenua Land Information New Zealand (LINZ). This team manages built structures located mainly in smaller towns across the North Island, and it's a portfolio that brings unique complexities and rewards.

To succeed in this role, you'll need a strong background in residential and small-scale commercial property management – especially a working knowledge of the Residential Tenancies Act and related legal processes, such as lease agreements, tenancy tribunal work, and dispute resolution. You'll also be comfortable working alongside facilities management suppliers and leading the development of systems and processes that support best practice across the board.

This is not a straightforward portfolio—it requires resourcefulness, resilience, and the ability to navigate challenges that can change from one community to the next. But for the right person, those complexities bring variety, impact, and the chance to make a real difference.

A commercial mindset is essential, particularly within the context of Crown landbank management, and we'll look to you to bring fresh thinking to how we deliver property services. Relationship building is a big part of the job, especially when working with iwi and Treaty partners to support settlements and apply culturally responsive approaches to temporary property stewardship.

National travel is part of the mix, so you'll need to be comfortable on the road, and confident connecting with people from all backgrounds. A clean, unrestricted driver's licence is essential.

This role blends technical expertise with strategic thinking and people leadership, it's ideal for someone who thrives in a dynamic environment and wants to lead meaningful property work in service of New Zealand communities.

 

He pūkenga tou - Skills & Experience

To be successful in this role, you'll bring:

  • A tertiary qualification in property management or equivalent professional experience
  • A solid understanding of the risk, legal and financial aspects of property management
  • Proven leadership and people management experience, ideally over 5 years in a similar environment
  • Expertise in inspections, scoping of works, and managing eviction and court proceedings
  • Strong working knowledge of the Residential Tenancies Act
  • The drive and resilience to manage a dynamic and complex portfolio with confidence and care
  • A full, unrestricted, and clean driver's license

 

The expected appointing range for this role is $160,000 to $190,000, depending on your skills and experience.
